How Recovery Works
A careful, research-driven process with clear boundaries and no upfront recovery fee.

From first inquiry to possible payment
Submit a free inquiry
Provide the property address, former owner's name, approximate sale date, your relationship to the owner, and any notice or case information.
Initial public-record review
We review available sale, ownership, court, tax, and property records to determine whether possible funds or a viable research path exists.
Claimant and issue review
We identify possible documentation needs and obvious complications such as deceased owners, liens, judgments, multiple heirs, or competing claims.
Written recovery agreement
Before paid recovery services begin, the scope and fee are explained in writing, subject to applicable law.
Administrative claim support
When permitted, we help organize records, prepare administrative materials, communicate with the funds holder, and track the claim.
Successful recovery and accounting
If funds are successfully recovered, payment and our agreed recovery fee are handled according to the written agreement and applicable requirements.

When an attorney may be needed
A licensed attorney may be necessary for probate or succession, contested heirship, lien disputes, motions or petitions, hearings, appeals, or other legal representation. US Property Recovery does not perform those legal services.
